Application Criteria
Please Read Before Applying
All adults will need to fill out the application, provide 2 acceptable forms of ID, proof of income, and pay the application fee ($35). *Please speak with us before applying to make sure we aren’t already working on an application for the property you are interested in.
We primarily check: 1) Rental history, 2) Employment/ income, 3) Credit report, and 4) Criminal history.
- Having good, recent rental history will be very helpful. There must not be negative rental history. This includes paying rent late multiple times. (We may consider 1 negative past rental if it’s disclosed, not recent, and you’ve since taken care of the balance.)
- We prefer the household income be 3 times the rent amount per month. (Note: We may be able to work with a lower income if you don’t have much debt. ) Income from temporary/ hiring agencies may not be counted.
- Our preferred minimum credit score is 600. However, we take into account the information on the credit report, not just the credit score. (NOTE: If you do not have a recent rental history, you must have good credit.)
- Recent arrests and/ or convictions for drug activity, violence, or theft will be a problem. If you are concerned about a possible problem, we suggest you talk to us before applying.
PETS: Pets are considered on a case by case basis. Typically, the application must be easily approvable if there are pets involved. The typical pet fee is $400 for the first approved pet and $100 for each additional approved pet (up to 3 total).
We have several resources we use to gather this information. If you are concerned about a possible problem, it is always better to bring it up on the front end. We may be able to work with some situations if they are disclosed. If you do not disclose them and they are discovered, your application will not be approved. One resource I use is www.tncrtinfo.com so you may want to check there before scheduling an appointment.
Also, a property can only be held up to two weeks with an approved application and deposit/ holding fee. If you are not in a position to pay the deposit/ holding fee now and rent and utility deposits within 2 weeks, you may want to wait and apply when you are in that position.
NOTES: 1) All units are NON-SMOKING AND NON-VAPING. 2) We do require renters insurance. 3) Pets are allowed on a case by case basis with a pet fee. Dogs that are on most insurance companies “aggressive breeds” lists are generally not allowed and it is always our preference that dogs be under 40 pounds and at least a year old.
All applicants will need to register with https://doveproperties.petscreening.com as a part of their application.
